Basic cleanup (trash disposal, light tidying) is required by the renter. We take care of deep cleaning and grounds maintenance. A cleaning fee may apply for large events or excessive mess.

Yes. Out of respect for our neighbors, music must end by 10:00 PM, and all guests should depart by 10:30 PM, unless otherwise arranged.

Q: Can we serve alcohol at our event? A: Yes, alcohol is allowed with some conditions. We do not have a full commercial kitchen, so all food must be prepared in advance. We will provide access to power.

A: We understand that plans can change. Our cancellation policy is as follows: More than 60 days before event: Full refund of payments made, minus a $100 administrative fee. 30–59 days before event: 50% refund of total rental fee. Less than 30 days before event: No refund. Deposits are non-refundable but may be transferred to a future date if available. Cancellations must be submitted in writing. Optional Add-On: We recommend purchasing event insurance that includes cancellation coverage for unexpected emergencies or weather events. If you need to reschedule due to illness, weather, or another serious issue, we’ll do our best to work with you based on availability.
